Annapolis Mall has officially changed ownership in a significant transaction valued at $272 million.
This landmark deal underscores a transformative period for one of Maryland's premier shopping destinations.
On May 6, 2026, California-based retail giant Macerich announced the acquisition of the 1.5-million-square-foot Annapolis Mall for $260 million.
Additionally, the company secured the adjacent 13.1-acre vacant Sears parcel for $12 million, bringing the total investment to $272 million.
This strategic move positions Macerich to revitalize and enhance the mall's offerings.
Jackson Hsieh, President and CEO of Macerich, expressed enthusiasm about the acquisition, stating, "Annapolis is exactly the kind of acquisition we said we would pursue."
He highlighted the mall's prime location within a strong trade area with limited competition and emphasized the ongoing transformation of its merchandising plan and tenant mix.
This acquisition excludes the Macy's anchor store and the vacant JCPenney space, which is currently being marketed for new tenants.
However, the purchase of the former Sears parcel offers Macerich flexibility for future retail, mixed-use, or alternative development.
In line with its commitment to revitalizing the mall, Macerich plans to invest approximately $40 million in leasing capital.
The goal is to elevate the mall's occupancy rate to over 90%, with 353,000 square feet of committed tenants already in place.

Several new tenants, including Urban Planet, DTLR, Talbots, and an upgraded Hollister, have already commenced operations in the first quarter of 2026.
